People often overlook the value of a preventative maintenance roof inspection. For $180 (Inclusive of GST) Maverick Maintenance & Makeovers will inspect your roof, report on the findings and if possible undertake repairs on the day of the inspection. Below is a good example of preventative maintenance and the value of a timely inspection. The bargeboards and timber scribes in this photo are well overdue for painting. The timber has been exposed to the elements for years with no adequate paint protection. This has caused warping and splitting. As the timber has moved it  also caused the roof tiles to move, exposing the roof space to possible ingress of rain water.

 

Closer inspection of the roof revealed dislodged tiles, most likely due to high winds and vibration. Again these tiles have moved enough to allow the roof space to become exposed.

 

 

High winds and vibration were also the likely cause of the ridge capping slipping down to reveal the roof space inside. 

 

 

Unfortunately this roof inspection came too late for the owners, as MMM was called after heavy rain, resulting in extensive damage inside the home that could have been prevented with a timely inspection of the roof. As a result of the water ingress the ceiling gave way and collapsed.

 

 

The end result being a very wet and soggy carpet with blow-in insulation everywhere.
