MMM were requested to attend and diagnose why this roof was leaking. Initial inspection of the front elevation showed a reasonably common brick and tile dwelling. The tenants had lived in the property for years and were considered by the landlord as reliable tenants. Property inspections were rarely done. The main complaint related to water ingress into the rear of the house, which was wetting boxes stored in the rear room.

 

The first cause for concern was a large hole drilled into the front gutter adjacent to the front door. This was obviously placed there to allow water to escape from the gutter.

 

 

The next step was to inspect the roof itself and this is what we found.

 

 

The rear yard was basically growing on the roof. Gutters were unable to handle any volume of water, so holes were drilled in them to allow the rain water to escape. This quick fix by the tenant obviously didn't work.

 

 

Once the large volume of debris was removed from the roof, this is the sort of problems we found underneath.

 

 

Cracked ridge capping, cracked tiles, blocked valley gutters and blocked gutters all contributed to the roof being unable to cope, allowing water to leak into the house causing extensive damage.
